Tip #1: Know Your Target Audience:

We all know that marketing can be time consuming & expensive. Wouldn't it be great to know who you are marketing to...before spending your hard earned cash? For example, if you specialize in luxury listings you would want your headshots & listings to all have high end photography & a minimalistic style. Likewise, if you specialize in Land Sales it would be important to have tons of drone footage & aerial photography.

Tip #2: Make sure you are Searchable & your Contact information is up to date:

This seems like a given.... but I am shocked by the number of Realtors who are not searchable on Google or on Social Media outlets and their contact information is not current. You spend a lot of money putting that marketing out there. Do not disappoint those who try to contact you by being difficult to find.

Tip #3: Make Sure You Market Their Properties Appropriately

That means going above & beyond throwing their listing up on the MLS with the pictures you took on your camera phone. As a former Real Estate Agent I was appalled to see the lack of professionalism in how agents treated their clients listing marketing once the contract was signed. They are trusting you marketing their biggest asset. Even properties at the lower price levels deserve professional HDR photography as a bare minimum. Likewise, luxury listings should have high end photography and video to complement their listing. Your marketing is the portfolio you should present on your next listing appointment. Make sure it is good & competitive with what other Realtors are presenting in similar price points.

Tip #4: Keep Up With Your Former Clients

Make sure you keep up with your former clients past closing. They are your biggest fans & the most likely to use you again to help them list their next home. Consider sending them a birthday card or taking them out to lunch occasionally. Personable touches go a long way in a digital world.

Tip #5: Know the Different Ways To Market Yourself & Your Properties

With the world going digital there are so many ways to meet new clients & sell properties. It is your job to keep up with current trends. Make sure you read the annual NAR Reports and consider subscribing for monthly reports to keep yourself up to date on buyer & seller statistics. Consider "out of the box marketing techniques" such as live streaming, digital farming & special events to create "buzz" about your brand & properties.
