Zillow 3D Tours Versus Matterport- What is the difference?

With real estate buyers connecting mainly though the internet with potential home for sales it is no wonder that 3D tours are becoming increasingly popular with both buyers & sellers.

The advantages of a 3D tour is that it allows a prospective buyer to virtually tour a home without physically visiting the listing saving both buyers & sellers time and energy. For buyers, they are able to go through a house quickly and make sure it meets their criteria prior to setting up an appointment or they can decide to make an offer on the spot. For sellers, it allows them to do multiple home tours with out having to go through the hassle of staging and cleaning for non-serious or uninterested buyers it also allows them to have "virtual showings" with buyers out of the area.


With all this new interest in virtual technology Zillow has launched a new product that is similar to Matterport but there are some key differences that agents should know before deciding which tour is better for their home.



 


What is a Zillow 3D Tour?

According to Zillow.. "The Zillow 3D Home® is an easy way to create an immersive virtual tour that differentiates your listing and gives home shoppers the means to safely, efficiently and accurately evaluate a home. These 3D tours are published to a listing’s home details page on Zillow, letting potential buyers and renters walk through the home’s layout virtually and giving agents, sellers and property managers a powerful tool to market their listings online. Zillow 3D Home tours can also be shared to the MLS, social media, email, and over text."


Key Advantages/Disadvantages:

  1. Tour will be published on Zillow and Trulia. You can also share it via email, text or MLS (unbranded link)

  2. Provide an 360" view of the home. Less scans needed to produce a tour which means less time in the home but also means less detail in the tour.

  3. According to Zillow

    • Homes on Zillow with a 3D Home tour were saved by buyers 50% more than homes without.

    • Homes with Zillow 3D Home tours were 22% more likely to sell within 30 days (over a 6-month period, 46% of homes with Zillow 3D Home tours sold within 30 days vs. 38% that did not have a Zillow 3D Home tour; *Based on data collected Dec 2019 – May 2020 ).

    • Listings with a Zillow 3D Home tour sold, on average, 10% faster than listings without.

    • Listings with a Zillow 3D Home tour got, on average, 2X the views of listings without.

Matterport 3D Tour Example

What is a Matterport Tour? According to Matterport...." A Matterport Tour goes far beyond your standard 360 tour. It’s the most realistic, immersive way to experience a property online and enables viewers to feel like they’re really there. As well as creating incredible, accurate 3D virtual tours of buildings and spaces, Matterport's software is packed with great features to help you create amazing additional assets and share your tours with the world."


Key Advantages/Disadvantages

  1. Share easily on social media sites, such as Facebook, Instagram, and YouTube, Google Street View, VRBO & MLS.

  2. More details by giving your customers a birds eye view, greater quality imagery & mattertags. Need more scans to gives greater clarity of a space. More time would be needed to create a Matterport 3D tour but it would have more detail.

  3. Accurately measures your space & automatically generates guided tours.

  4. Creates 4K pictures. This is an advantage and also a disadvantage. Because the pictures are taken with a 3D camera they are very distorted giving a fishbowl appearance. However, if you just needed a quick picture to send to a prospective buyer you could grab it from the 3D tour if the proper camera is used. I would in no way use these pics as primary photos for a property.

  5. According to Matterport



  • 74% of agents win more listings with Matterport. For real estate, a 3D virtual tour helps agents earn more by selling properties faster and at a higher price. Matterport also helps win more listings as a powerful marketing tool.

  • 14% increase in revenue with Matterport. For hotels and holiday homes, 3D tours increase bookings, drive higher occupancy rates, and improve engagement rates giving your guests a taste of what to expect. By showcasing its vacation rentals using 3D virtual tours, Vacasa was able to improve its customers experiences, driving a 14% increase in occupancy for its rental properties

  • 95% of buyers are more likely to call about homes with 3D virtual tours and 20% of offers made on homes were made with no in-person visit

  • 74% of agents said they win more listings because of Matterport.


 

Key Take Aways

Here are my final thoughts about the 2 products. Both are great for marketing! I would absolutely recommend adding 360 tours to a listing. Zillow 3D Tours is a simplified version of Matterport and is great for boosting your Zilllow presence. Due to the fact it requires less scans it is a very cost effective way to market a home and add a 3D tour. Matterport on the other hand is great for higher end listings that need multiple scans and require a more detailed tour. Both however. are great ways to increase property viewership.
